ABOUT HABITANCE
Institutions should grow stronger with time.
People change. Committees change. Managers change. The institution must endure.
A housing society is more than a building, a committee, or a collection of individual homes. It is a continuing institution entrusted with shared assets, common responsibilities, collective decisions, and the interests of generations of residents.
Yet, too often, its knowledge resides in individuals, its decisions are scattered across conversations, and its continuity depends on the people currently in charge.
We believe this should change.
Habitance is building the Housing Society Operating System (HOS) to help societies operate as enduring, capable, and accountable institutions.
Our foundation: A different way of thinking about societies
A housing society is an institution, not a committee.
Every committee is a temporary steward of a permanent institution. Its responsibility is not merely to manage the present, but to leave the society stronger for those who follow.
This is the philosophy behind the AOS Constitution—the foundational framework for institutional stewardship that informs Habitance.
It recognises a fundamental distinction: people perform roles for a period of time, but the institution must preserve its knowledge, fulfil its commitments, and continue to evolve.
Habitance translates this philosophy into a practical operating system.
Our Vision
Every housing society should operate with institutional knowledge instead of depending on individuals.
Our Mission
To build system-driven housing societies through technology, structured governance, operational discipline, and standardised processes that strengthen continuity, transparency, accountability, and institutional capability.
Our Aim
To help institutions become more capable than the sum of the individuals who temporarily serve them.
Our measure of progress is not simply whether today's work gets done. It is whether the society becomes better equipped to fulfil its responsibilities tomorrow.
From institutional philosophy to everyday operations
Introducing Habitance HOS
A philosophy creates direction. A system makes it operational.
Habitance brings together the essential functions of a housing society within one connected operating framework.
It knows. Relevant institutional information can be retrieved across connected records and operational domains.
It remembers. Decisions, documents, commitments, and history remain part of the institution's knowledge.
It tells you what matters. Outstanding responsibilities, upcoming obligations, and matters requiring attention become more visible.
It follows things through. Decisions can become operational commitments, with ownership, progress, evidence, and outcomes tracked through to resolution.
From governance and meetings to assets, vendors, contracts, finance, compliance, and statutory records, HOS is designed to help a society move beyond disconnected activities towards structured institutional operations.
The objective is not to replace human judgment. It is to give responsible people the systems, information, and visibility they need to exercise it well.
Rooted in real-world experience
Eight years of housing society management experience
Habitance is backed by the experience of CHS Manager LLP, its parent company, which has been managing more than 100 housing societies in Mumbai over the past eight years.
This experience provides an important foundation: an understanding of the everyday realities of society operations, the responsibilities of committees, the challenges faced by managers, and the need for continuity in governance and execution.
Habitance builds on this operational understanding to create a more systematic approach—one where institutional knowledge can be preserved, responsibilities made visible, and operating practices strengthened through technology.
Our ambition is to move beyond dependence on individual effort and towards a model in which good operations are supported by the system itself.
Real-world operating experience. A constitutional philosophy. A technology platform designed for institutional continuity.
What we believe
Institutions must outlast individuals.
A society's knowledge and responsibilities should survive every change of committee, manager, and office bearer.
Knowledge belongs to the institution.
Important decisions should retain their context, evidence, outcomes, and lessons for the future.
Governance matters as much as execution.
Getting work done is important. Knowing who had authority, why a decision was made, who is accountable, and what evidence establishes completion is equally important.
Accountability must be distributed.
An institution should not become dependent on one individual to remember, coordinate, and follow up on everything.
Today's decisions must consider tomorrow's institution.
Maintenance, financial planning, asset lifecycles, and community development require a longer horizon than the current committee's tenure.
Technology should strengthen institutional responsibility, not replace it.
Systems should support better decisions, disciplined operations, and accountable stewardship while leaving legitimate authority and judgment with the people responsible for the society.
A society that grows stronger with every generation
Imagine a society where a new committee inherits knowledge rather than confusion.
Where a manager works within a clear operating framework rather than relying entirely on memory.
Where responsibilities remain visible, decisions retain their context, and important institutional history does not disappear when people move on.
Where improvement becomes part of the institution's accumulated capability.
This is the future Habitance is working towards.
Not simply better-managed societies today, but stronger institutions for the years and generations ahead.
Your community already has people. Give them a system.
